Process

How Our Resident Mortgage Service Works

Getting a resident mortgage in Dubai takes four steps. Here is what we handle at each one.

  1. Step 1

    Initial Consultation

We talk through the property you want, your budget and your plans for the home, then work out your borrowing limit.

  2. Step 2

    Market Analysis and Loan Selection

We compare fixed and variable rates, fees and down payment requirements across our partner banks, then recommend the offers that suit your profile.

  3. Step 3

    Application and Documentation

We prepare your salary certificate, bank statements and other documents, submit them to the bank and handle all follow-ups with the lender for you.

  4. Step 4

    Approval and Finalization

We arrange the property valuation, review the bank’s final offer with you and coordinate the transfer at the Dubai Land Department.

What is the minimum deposit needed for a resident mortgage in Dubai?

For a first home under AED 5 million, expat residents need a minimum deposit of 20% and UAE nationals need 15%. Above AED 5 million, the minimum rises to 30% for expats and 25% for nationals. Second homes and investment properties need a larger deposit.

What is the debt burden ratio (DBR)?

The DBR is the share of your monthly income that goes on debt repayments. UAE Central Bank rules cap it at 50% of your gross monthly income. That includes your new mortgage, car and personal loans, and a share of your credit card limits.

How is mortgage eligibility assessed in Dubai?

Banks look at your income, how long you have been with your current employer, your existing debts and your credit score from the Al Etihad Credit Bureau (AECB). They also check that your repayments keep you within the 50% DBR limit and that the property meets their lending criteria.

Do I need to transfer my salary to the bank?

No. Salary transfer mortgages usually come with lower rates. Banks also offer non-salary transfer options at a slightly higher rate.

How long does a mortgage pre-approval last?

A pre-approval is usually valid for 60 to 90 days. If you don’t find a property within that time, we can renew it with updated documents.

What happens to my mortgage if I change jobs?

Tell your bank as soon as your new job is confirmed. If your mortgage is linked to a salary transfer, you will need to move your new salary to the same bank.

What happens to my mortgage if I leave the UAE?

You must keep up your monthly repayments. Some banks review the loan under non-resident terms, so talk to your bank before you leave.

Can I make extra payments or pay off my mortgage early?

Yes. Many banks allow partial prepayments up to a set limit each year. If you settle the full loan early, the fee is capped at 1% of the outstanding amount or AED 10,000, whichever is lower.

Can I refinance or get a second mortgage in Dubai?

Yes. You can move your mortgage to another bank for a better rate (a mortgage buyout) or release equity from a property you own. For a second property, the minimum deposit is 40% for expats and 35% for UAE nationals.

Are there restrictions on foreigners owning property in Dubai?

Foreigners can buy freehold property in designated areas of Dubai and get full ownership of the home and the land. Outside these areas, ownership options for foreigners are limited to leasehold or usufruct arrangements.
