Process
How Refinancing and Equity Release Work
Whether you are switching banks or releasing equity, the process follows the same five steps.
Step 1
Property & Liability Review
We get your property revalued and check your outstanding balance and debt burden ratio to confirm how much equity you can release.
Step 2
Refinancing Structure
We compare rates and terms from our partner banks, then recommend the loan amount, rate type and term that lower your payments or release the cash you need.
Step 3
Credit Submission
We prepare your application with your income documents and a liability letter from your current bank, then submit it to the new lender.
Step 4
Approval & Disbursement
Once the new bank approves your application, it pays off your existing mortgage. If you are releasing equity, the remaining amount is paid to you.
Step 5
Ongoing Optimization
When your fixed-rate period ends, we check current offers and tell you whether to stay with your bank or move again.
Choosing Premier Finance
Equity Release Dubai Built on Financial Precision
Capital extraction and mortgage restructuring require valuation accuracy, LTV discipline, and underwriting alignment. Our approach to equity release in the UAE is structured around measurable financial outcomes.

Capital Recalibration
Some banks will lower your rate to keep you as a customer. Before you switch, we check whether your current lender will match the new offer, so you only move banks when staying would cost you more.

Structure Optimization
Moving your mortgage to a new bank comes with valuation, processing and mortgage registration fees. We add these up before you apply and set them against your monthly savings, so you know exactly what switching will save you.

Controlled Liability Transfer
Released equity can fund another property purchase, a home renovation or a business investment. We work out how much you can release within your bank’s limits and size the loan to the amount you need, not the maximum available.

What is a mortgage buyout?
A mortgage buyout is when a new bank pays off your existing mortgage and takes over the loan, usually at a lower rate or on better terms. You keep the same property, and only the lender changes.
What is equity release?
Equity release, also called a cash-out, lets you borrow against the part of your property you already own. The bank lends you a new amount based on the property’s current value and pays out the difference in cash.
How much equity can I release from my property?
It depends on your property’s current value, the loan-to-value limit that applies to you and your outstanding balance. For example, if a property is valued at AED 2 million and you can borrow up to 80%, the maximum loan is AED 1.6 million. With AED 900,000 still owed, you could release up to AED 700,000, subject to your income.
When does switching banks make sense?
Switching is worth it when the savings from a lower rate are greater than the cost of moving. Many owners review their options when their fixed-rate period is about to end.
How long does a mortgage buyout take?
A buyout usually takes three to four weeks, from valuation and approval to the new bank settling your existing loan.
What is a liability letter?
A liability letter is issued by your current bank and confirms how much you still owe and the amount needed to close the loan. The new bank uses it to pay off your existing mortgage. These letters are valid for a short time, so we request them close to settlement.
Can I release equity from a property I own outright?
Yes. If your property has no mortgage, you can take out a new loan against it and receive the funds in cash. The standard loan-to-value limits still apply.
Do I pay Dubai Land Department fees again when I switch banks?
You don’t pay the 4% transfer fee again, because the ownership of the property doesn’t change. You do pay the mortgage registration fee for the new loan, which is 0.25% of the loan amount plus AED 290.
Can I use released equity to buy another property?
Yes. Many owners use released equity as the deposit on a second property. The bank will check that your combined repayments on both loans stay within the 50% debt burden limit.
Does my credit score affect a buyout or cash-out?
Yes. The new bank checks your Al Etihad Credit Bureau (AECB) score and your repayment history on your current mortgage. A clean record gives you access to more lenders and better rates.
