Who You’re Dealing With

We Came from the Other Side of the Desk.

  • Built Inside UAE Banks

Our advisors spent their careers in credit, underwriting and mortgage lending at leading UAE banks.

  • We Know How a File Is Read

After years on the approving side, we know what a credit committee checks first and what gets an application rejected. Every case we submit is prepared the way the bank expects to receive it.

  • Fewer Surprises, Fewer Declines

Most declines can be spotted before an application is submitted. We flag and fix these issues early, which gives your application a stronger chance of approval the first time.

Frequently Asked Questions

Got questions? Our team is just a click away!

Can non-residents get a mortgage in the UAE?

Yes. Several UAE banks lend to buyers who live abroad and don’t hold a UAE residence visa. The down payment is higher than for residents, and banks ask for more documents to verify overseas income.

What proof of income is needed for overseas applicants?

Salaried applicants usually need a salary certificate or employer letter, recent payslips and 6 to 12 months of personal bank statements. Self-employed applicants need company registration documents, audited accounts and business bank statements. Some banks also ask for a credit report from your home country.

Does the UAE have special requirements for foreign property investors?

Foreign buyers can own freehold property in designated areas of Dubai. Investors who need a mortgage face lower borrowing limits, higher income requirements and stricter document checks than UAE residents.

What is the maximum loan-to-value (LTV) for non-residents in the UAE?

The Central Bank does not set a separate cap for non-residents, so each bank decides. Most lend between 50% and 60% of the property value on ready homes, which means a down payment of 40% to 50%. Off-plan purchases are capped at 50% for all buyers.

What is the minimum age to apply for a mortgage in the UAE?

Most UAE banks require you to be at least 21. There is also an upper limit: the loan must be fully repaid by age 65 for expats and 70 for UAE nationals.

Can I get a mortgage if I’m self-employed in the UAE?

Yes. Banks usually ask for a valid trade licence, at least two years of trading history, audited financial statements and 6 to 12 months of personal and company bank statements. Your income is assessed on what the business has earned over that period.

What are the mortgage interest rates in the UAE?

Fixed rates currently start from around 3.75% for a one-year fix. Variable rates are linked to EIBOR plus a bank margin. Your rate depends on your income, down payment and whether you transfer your salary to the lender.

What documents are required to apply for a mortgage in the UAE?

Residents need a passport, residence visa, Emirates ID, salary certificate, recent payslips and six months of bank statements. Self-employed applicants also need a trade licence and audited accounts. Once you choose a property, the bank will ask for the sale agreement (MOU) or the developer’s sale contract.

Is mortgage insurance required in the UAE?

Yes. UAE banks require life insurance on every mortgage, so the loan is covered if the borrower dies or becomes permanently disabled. Most banks also require property insurance for the length of the loan.

How long does it take to get approved for a mortgage in the UAE?

Pre-approval usually takes 3 to 7 working days once all documents are submitted. The full process, from valuation and final offer to property transfer at the Dubai Land Department, typically takes three to six weeks.
