Off-plan Finance in Dubai
for Property Under Construction
Not every bank finances off-plan property, and those that do often limit it to approved projects. We check which lenders will finance your chosen project and plan your loan around the developer’s payment schedule.
Off-plan Finance in Dubai
Why Off-plan Finance Works Differently
An off-plan purchase is paid for in two stages. During construction, you pay the developer’s instalments. At or near handover, a mortgage covers the balance, capped at 50% of the property value under Central Bank rules. We plan both stages before you sign, so you know how much cash you need and when.
Process
How Off-plan Finance in Dubai Works
Off-plan lending depends on the developer, the project and how far construction has progressed. These four steps take you from your first review to the day you collect your keys.
Step 1
Payment Plan & Affordability Review
We map the developer’s payment schedule against your income and existing commitments, and model the mortgage that follows at handover. This establishes what you can carry during construction as well as after it.
Step 2
Developer & Project Eligibility
Banks lend against projects on their approved list, and that list is not the same at every bank. We confirm which lenders recognize your developer and project, the construction stage they require and the escrow arrangements in place.
Step 3
Pre-Approval & Reservation
We arrange pre-approval before you commit to the reservation, so the deposit is paid against a known lending position. Oqood registration and the Dubai Land Department fee are factored into the cash you need upfront.
Step 4
Handover Mortgage & Drawdown
As the project nears completion, we convert the pre-approval into a final offer, re-run the valuation against the finished unit, and coordinate drawdown with the developer so settlement and handover happen together.
Choosing Premier Finance
Buying Off-Plan with Finance in Place
Most off-plan buyers arrange finance after they have committed. Planning it first changes which projects are within your reach.

Funded Through to Handover
Many payment plans leave a large share of the price due at handover. We arrange your mortgage to cover as much of that payment as the rules allow, so you know the cash balance well in advance.

Developer Panel Knowledge
Banks update their approved developer lists over time. We track these changes, so if a bank stops lending on your project before handover, we already know which lenders can step in.

Valuation Gap, Planned Early
A unit is revalued at completion, and any shortfall against the purchase price is funded in cash. We flag that exposure at reservation rather than at handover, so it is budgeted from the start.

Got questions? Our team is just a click away!
Can I get a mortgage for an off-plan property in Dubai?
Yes, but only from banks that have approved your developer and project. Under Central Bank rules, banks can lend up to 50% of an off-plan property’s value.
When does the bank start lending on an off-plan property?
Most banks release the mortgage at or near handover. A few will lend earlier, once construction reaches a stage they set, which differs by bank and project.
How much of my own money do I need for an off-plan purchase?
You need to fund at least 50% of the property value yourself. Most buyers pay this through the developer’s instalments during construction.
What is a post-handover payment plan?
A post-handover plan lets you pay part of the price to the developer in instalments after you receive the keys. Banks count these instalments as a monthly commitment, so they can reduce how much you can borrow.
What is Oqood?
Oqood is the interim registration of an off-plan property with the Dubai Land Department. The 4% DLD fee is usually paid at this stage, so include it in the cash you need upfront.
How are my payments to the developer protected?
Developers in Dubai must deposit buyers’ payments into an escrow account regulated by the Real Estate Regulatory Agency (RERA). Funds are released to the developer as construction progresses.
What happens to my mortgage plans if the project is delayed?
Your developer instalments follow the revised schedule, and the mortgage starts later. If your pre-approval expires during the delay, we arrange a new one closer to the new handover date.
Can I sell an off-plan property before handover?
Yes, if the developer allows it. Many developers require you to pay a set percentage of the price before you can transfer the contract to a new buyer.
Do I need to reapply for a mortgage at handover?
Yes. The bank rechecks your income, debts and the property’s value before issuing the final offer, so changes in your circumstances during construction can affect the loan.
Are off-plan mortgage rates different from rates on ready property?
Rates are set when the mortgage starts at handover, not when you reserve the unit. You will choose from the same fixed and variable products available on ready property at that time.
